Duarte Station Residential Developments

MBK Rental Living is developing two residential projects In the Duarte Station Specific Plan area, just north of the Metro Station. Both buildings are located on Fasana Road.

Esperanza Face

Completed in 2023, Esperanza is over 95% leased. It has 344 units with floor plans that range from studios to two bedrooms. Esperanza most recently won the 2023 Commercial Real Estate Silver Award and the SBID International Design Award. Amenities include: a rooftop recreation area with a pool, a fitness center, five outdoor courtyards with BBQs, fire pits, bocce ball, corn hole, outdoor seating and lounging, picnic tables, and fruit trees.

Solana Rendering

In addition to Esperanza, MBK Rental Living is in the process of building Solana, a 292-unit residential development. Solana is currently under construction with plans to begin leasing units by late 2024. It will have units ranging from studios up to three bedrooms, a variety of amenities, as well as co-working space.

Metro Station Parking Lot Development

Metro Station is in the process of choosing a developer to build a parking lot on the South West corner of Highland Avenue. and Fasana Road. The plan is to construct a residential/mixed-use development, as well as a parking structure to accommodate parking for Metro Station and the new development. While it is early in the planning process, the concept plan includes 100-120 units for a mix of family and senior apartments, in addition to some commercial and office spaces facing Highland Avenue.

Pedestrian Upgrades Near Duarte Station 

The Evergreen Street Sidewalk Improvements project will be completed in Summer of 2024. The upgrades to come will improve pedestrian safety and enhance mobility on Duarte’s streets:

  • A new sidewalk and pedestrian lighting on the northside of Evergreen Street from Highland Avenue. to Brightside Avenue.

  • Improvement of the pedestrian walkway between Brightside Avenue and Buena Vista Street

  • A new sidewalk on the southside of Central Avenue. from Duncannon Avenue. to Highland Avenue.

  • The widening of the sidewalk on the westside of Highland Avenue. under the freeway underpass.  

Westminster Gardens Expansion

Human Good, the property owner of Westminster Gardens, is proposing a major expansion to the current senior community. An EIR and specific plan amendment is now in process to allow approximately 400 additional senior living units, commercial, and office uses.

BP Charging Station

Construction is scheduled to begin on a new style of charging station at the northeast corner of Huntington Drive and Bradbourne Avenue (2107 Huntington Drive). Vacant since the early 1990’s and formerly a traditional gasoline fueling station, the proposed charging station will now offer 26 parking spaces for charging. Plus, customers can pass the time at an indoor lounge complete with TVs, vending machines, electrical charging ports for personal devices, and Wi-Fi via a BP app.

This new charging station will be available 24 hours a day, seven days a week. The lounge will be open from 8 AM - 10 PM, but the restroom will offer 24 hour access. All facility offerings will be self-serve, with no on-site personnel available. Access to the lounge and restrooms will be provided electronically through an app or via a code as part of the charging process. Typical charging time is between 20-30 minutes, and fees are charged to vehicles that use the dispenser.
